Lawn, landscape and snow operations software

Run the whole business from one place — all year.

For lawn, landscape and snow businesses with one to five trucks.

The LoamWay route board: a day's stops in order on a map The LoamWay crew app on a phone: today's stops with an Open button for each

One record, from the first measurement to the last cut.

The property you measured is the one you priced, the one on Tuesday’s route, and the one the crew photographed. Nothing gets typed twice.

Property Intelligence In field testing

Know the property before you quote it.

Press Analyze Property and LoamWay reads the aerial photo and the parcel line. It finds the lawn inside the property line and puts the areas it’s sure about straight into a draft. Pavement comes back as a suggestion for you to name.

LoamWay does the first pass. You stay in control.

  • Turf goes into the draft on its own when LoamWay is confident enough. You set how confident it has to be, or switch it off.
  • Driveways, parking lots and sidewalks are your call. Hard surfaces are suggested; you say which is which. Where southeast Michigan’s sidewalk map shows a public walk, LoamWay points it out.
  • Draw, reshape, retype or delete anything. Turf, driveway, parking lot, sidewalk and mulch bed, all on the same map.
  • Square feet worked out the same way every time, on our side — a bed drawn inside a lawn comes out of the lawn, never counted twice.
  • Nothing is verified until you verify it. Anything LoamWay added stays marked as AI-made. Verifying is always a person’s step.

Property Intelligence is in field testing and opens to more businesses as it’s ready. Measuring by hand on the same map works for everyone today.

Turn what you know about a lawn into a price.

Your rates, your extras for hills, corners and overgrowth — and the same price wherever it’s asked for.

Quote from the driveway

Type the address on your phone and read the price out loud. The lot is measured and priced on the spot.

A price box on your website

Homeowners type their address and get a real price from their lot size — while you’re out mowing.

Every request on one list

Everyone still waiting on a call back, oldest first, until you’ve called them or written them off.

Your whole book, measured

Paste addresses from your notebook. Each lot is measured from county records and priced; anything we can’t find, you draw.

Route Builder

Build the week. Change nothing until it’s right.

Route Builder works out which day each lawn gets cut, which crew cuts it and in what order — on real roads, using how long each lawn actually takes your crew, not a guess.

  • Weekly and every-other-week lawns land on the right week, counted from when they were really cut.
  • Crew hours, preferred days, customers’ time windows, lunch — and which mower fits through which gate.
  • Least driving, or balanced days: you pick what matters most.
  • Every route on a map with arrival times. Move stops, pin the ones that can’t move, undo anything.

It suggests. You decide. Nothing changes until you press Apply.

Just need today in order? Drag the stops on the route board once and LoamWay keeps it week to week.

Today’s stops, in order
With directions, gate codes and the notes they’d otherwise call you about.
Stops that keep their own time
With the Android app, a lawn stop starts when the truck parks on the property and finishes once it has driven off. In the browser, the phone offers to start it — one tap.
Before and after photos
Taken at the stop, kept on the property’s history.
Clock in at the yard
Hours per person, per week, ready on your timesheet.
No signal? Keep working
Everything is saved on the phone and catches up when it’s back online.

Command Center

See every truck and every stop on one live map.

Where each truck is, which property it’s standing on, what’s done and what’s left — for lawn days and storms alike.

Trucks on the map

Each truck sits on its last GPS point with its name beside it.

Sites light up

A property glows while a truck is standing on it, so you know who’s where without calling.

Replay the day

Play back any crew’s route afterwards: where they went, when, and for how long.

Location while clocked in

Tracked only between clock-in and clock-out, and each person sees a notice and accepts it first.

Snow · new this winter

When it snows, run the storm from the same place.

Switch snow on in Settings and your snow customers sit beside your lawn customers — same properties, same crew phones, same map.

The snow book

Every snow agreement in one list: what each site gets, its terms, and the snowfall forecast for that property.

Run a storm

Start the storm, send the crews on their routes, and watch every site get done.

Built for the truck

Big Plow, Salt and Sidewalk buttons the driver can hit with gloves on. One tap clocks them in, and how long each site took comes from the truck’s GPS.

Site outlines and salters

Draw what gets plowed on each site, and calibrate each salter.

Subcontractors

Their terms, their visits in their name, and what each is owed — worked out from their hours, never shown to them.

Lawn and landscape too

Add a customer and say what they get — lawn, landscape or snow — and filter the list by it.

Every customer’s whole story, in one place.

Contact details and notes, each property and its measurements, how often it’s cut and which days work, every visit and every photo. Open a customer and it’s all there.

And know which yards pay.

What each lawn earns per minute, from the time your crew actually spent on it — so you can see which ones to raise.

  • Request forms for your own website, landing in one inbox — spam out with one tap.
  • A photo gallery of your work, and review requests you send when you choose.
  • Moving from Yardbook? Upload your customers and check every line before it’s imported.
